What this tool does
This calculator works out the full amount of cash you need upfront to buy your first home, not just the deposit. It adds together the deposit, stamp duty, solicitor and conveyancing fees, a survey, the mortgage arrangement fee and removals, so you can see the real number before you start.
It is a starting point to help you budget, not a formal quote, and the figures are estimates you should confirm with your solicitor and lender.
When to use it
Use it while you are saving for a first home, when you are working out whether you can afford a particular asking price, or when you are comparing what it costs to buy in different areas. It is also handy for sense checking the numbers a mortgage adviser or estate agent has quoted you.
How it works
You answer a few short questions about the property price, your deposit, where you are buying and whether you are a first-time buyer. It then applies the current stamp duty rules, including first-time buyer relief where it applies, and gives you an itemised breakdown of every upfront cost plus the mortgage amount you would be borrowing. Nothing you enter is saved, and you do not need to give your name or email to use it. If your purchase is unusual, for example a shared ownership or new build with incentives, confirm the exact figures with your conveyancer.
